If you're looking to sell your property and are willing to take on the responsiblity for the process from start to finish, then Option 1 would be your ideal choice. The advantage in this choice is that you're saving on commission. You would still be able to use the services of an agent to buy a property at absolutely no cost to you.

If you have already bought a property and are looking to sell your home but don't have the time or energy to invest in selling your own home, then Option 2 would be your best choice.

If you haven't done either and are looking for an agent to both buy and sell property for you and without assuming any liability in the selling process, then Option 3 is your ideal choice. The advantage here is that you would not be paying any commission to the selling agent. You would still be responsible to pay commission to the buying agent.
